Pre-Shoot Checklist

Please complete the following steps before your scheduled appointment to ensure the best possible results.

General Guidelines

  • Occupancy: Ensure no occupants or pets are present during the shoot to avoid distractions and ensure safety.

  • Cleanliness: Perform a thorough cleaning of the entire property, including floors, windows, and surfaces.

  • Lighting: Replace any burnt-out light bulbs and ensure all lights are functioning.

  • Ceiling Fans: Turn off all ceiling fans to prevent motion blur in photos.

  • Window Treatments: Open blinds and curtains to allow natural light in.

  • Personal Items: Remove personal photographs and items to help buyers envision themselves in the space.

  • Pets: Secure or remove pets from the property during the shoot

Exterior

  • Vehicles: Remove cars from driveways and do not park directly in front of the property.

  • Lawn and Landscaping: Mow the lawn, trim hedges, and remove weeds.

  • Outdoor Furniture: Arrange outdoor furniture neatly; remove covers and clean surfaces.

  • Trash Bins and Hoses: Hide garbage bins and garden hoses from view.

  • Pool/Spa: Clean and uncover pools or spas; ensure water features are operational.

  • Yard Signs: Remove any "For Sale" signs or other signage from the yard

🛋️ Interior – Living Areas

  • Declutter: Remove unnecessary items from tables, shelves, and floors.

  • Electronics: Turn off TVs and computer screens.

  • Decor: Use minimal, neutral decorations to appeal to a broad audience.

  • Floors: Vacuum carpets and sweep/mop hard floors.​

🍽️ Kitchen

  • Countertops: Clear all items except for one or two decorative pieces (e.g., a bowl of fruit).

  • Appliances: Remove countertop appliances like toasters and coffee makers.

  • Refrigerator: Remove magnets, photos, and notes from the refrigerator door.

  • Sink: Ensure the sink is empty and clean; remove dish racks and soap dispensers.​

🛏️ Bedrooms

  • Beds: Make all beds neatly with coordinated bedding.

  • Nightstands: Clear off personal items such as phones, glasses, and books.

  • Closets: Close closet doors; if open, organize contents neatly.

  • Under-Bed Storage: Ensure nothing is visible under the bed.​

🛁 Bathrooms

  • Countertops: Remove all personal items, including toothbrushes, razors, and soaps.

  • Toilet: Close toilet lids and ensure they are clean.

  • Towels: Hang fresh, neatly folded towels; remove used towels and bath mats.

  • Shower/Bathtub: Remove shampoos, soaps, and loofahs; clean glass doors and tiles.​

📸 Additional Tips

  • Garage: If not being photographed, use the garage to store excess items.

  • Staging: Consider professional staging to enhance the property's appeal.

  • Communication: Inform AZRE Media of any special features or areas you want highlighted.
